LEED is a globally recognized, third-party certification program created by the US Green Building Council that is the nationally accepted benchmark for the design, construction and operation of high performance green buildings and homes. LEED promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.

National Green Building Program
Through the National Green Building Program, the National Association of Home Builders is helping its members move the practice of green building into the mainstream. Energy efficiency, water and resource conservation, sustainable or recycled products, and indoor air quality are increasingly incorporated into the everyday process of home building. Homes with the NAHB Research Center Green Certified Mark are a way to tell that the builder has met higher standards of green construction. Because a home is inspected and certified by the NAHB Research Center - an independent, ISO accredited, third-party inspection agency - you can be assured that it's built as green and as cost-effectively as promised. It's proof that your home is green.

Capitalized Mortgages, White Tags
The Residential Energy Services Network’s (RESNET®)’s standards are officially recognized by the U.S. mortgage industry for capitalizing a building’s energy performance in the mortgage loan, certification of “White Tags” for private financial investors, and by the federal government for verification of building energy performance for such programs as federal tax incentives, the Environmental Protection Agency’s ENERGY STAR program and the U.S. Department of Energy’s Building America Program.
An energy mortgage is a mortgage that credits a home’s energy efficiency in the home loan. For an energy efficient home, for example, it could mean giving the home buyer the ability to buy a higher quality home because of the lower monthly costs of heating and cooling the home. For homes in which the energy efficiency can be improved, this concept allows the money saved in monthly utility bills to finance energy improvements.
White Tags are the latest energy trading certificates to hit the market and trade much like Renewable Energy Certificates (RECs) or Green Tags. But unlike RECs, which come from renewable power and are measured by meter readings, White Tags are defined through energy savings calculations. In the near future, states may require regulated utilities to meet a certain percentage of their projected power needs through energy efficiency. Utilities must meet their obligations by either reducing their consumers’ energy usage or by purchasing Energy Efficiency Certificates such as green or white tags.
